Located on the doorstep of Euston Station, Bayanix undertook the role of Main Contractor to deliver a full Cat B, Design & Build Office fit-out of 8800 sq ft across the 8th & 9th Floors at Evergreen House.
Supported by CPMG Architects, working on behalf of Bayanix, the project was taken from concept to completion, with focus on dividing the existing open plan offices into various sized private office suites, meeting rooms, washrooms & large breakout areas with island tea points.
Scope of Works
› Acoustic drylining, full height Glazed partitions & MF Ceiling with 600mm x 600mm lay-in grid.
› New Vinyl, Carpet & Porcelain tiled Flooring.
› Painted joinery Office Door portals, integrated seating & feature slatted ceiling.
› New Electrical Distribution Boards with MID Meters.
› Full Electrical Power & CAT 6 Data installation including new Smart panel & feature lighting.
› New mechanical Ventilation to Offices & Washrooms including cross-talk attenuators.
› New Fire Alarm Detection linked to existing BMS with Cavity barriers within ceiling void.
› Existing Air Conditioning retained & reconfigured.
› Existing plumbing reused & reconfigured for increase Sanitary Facilities & Equipment.
› Respray existing perimeter FCU housing covers & core doors.
› Stone clad Tea Point islands with integrated power & refreshment equipment.
› 12No. Superloos with back painted glass cladding, new Sanitaryware, Brassware & Accessories.
› 3% Fabric Roller Blinds with solar control.
› FF&E Seating & Tables to Meeting Rooms & Breakout Areas.
Design & Key Considerations
› The material palette throughout is generally dark and monochromatic with accents of brighter colours employed in loose furniture creating a sophisticated, corporate aesthetic.
› Private Office Suites & collaborative Breakout Areas ensures the flexibility to occupy spaces best suited to task & activity, whilst maintaining a professional ambience.
› Special consideration was given to privacy (GDPR) with full acoustic separation between the Offices along with wide band fritted glazing manifestation & full height sheers across all frameless glazed partitioning.
› Digital Tennant Signage screens & Smart panel LED lighting that adapts to the natural lighting levels bolsters the dynamic ambience.
› ‘Superloo’ Washrooms provide unisex Sanitary Facilities allowing a slight increase in occupancy across each floor plate.
› Back painted glass and porcelain floor tiling create a clean, modern high-end feel, whilst remaining considerate of longevity of finish & ease of maintenance.
› Programme & delivery dates achieved through early procurement, reliant of sign off of the completed Design.
› In-House tested supply chain to ensure quality of finish & timely manufacturing.
› FF&E to Breakout Area & Meeting Rooms included procurement of Chairs and Feature Lighting with added value by In-House manufacture of Tables & Benches.
